Methodology
How the score is built
One number from 0 to 100, covering only what a homeowner can change.
What is in the number
The score is made up of four blocks. The structure itself carries the most weight, because it is the part of the building that meets the fire. The immediate surroundings come next. Maintenance and the disclosure items round it out, and there is a small completion bonus when every property measure on the list is met.
- Structure, 55 points
- Immediate surroundings, 30 points
- Maintenance, 8 points
- Disclosure gaps, 7 points
- Completion bonus, 5 points, with the total capped at 100
Not sure is not a zero
If you do not know the answer to a question, we leave it out of the block average entirely and return it to you as an open item with a hint on how to check. A homeowner who has not looked under the deck yet has not failed anything.
Site context is disclosed, not scored
How close the next building is, how dense your neighbourhood is, and the year your house was built all shape wildfire risk, and none of them are things you can change. We record them and use them to help you read your score. They never move the number.
Versioning
Every assessment records the version of the measure set it was scored against. The underlying statutory list is subject to review and will change, and your saved result should stay readable when it does.
